Airbnb Is Changing the Rules on Rental Agreements. Is Your Property Still Protected?
In this free 45-minute live training, learn the 10 legal mistakes that put hosts most at risk, and the simple fixes to protect your property, before they cost you everything.
Hosted by Katie Johnson, STR Law · Attorney, short-term rental investor, and former compliance & enforcement professional
Your rental agreement was your safety net. Airbnb just made it smaller.
For years, a strong rental agreement is how smart hosts covered the gaps: damage, house rules, liability waivers, and what happens when something goes wrong. With Airbnb narrowing what you can require, more of that protection has to come from somewhere else. Most hosts don’t find the gap until a guest gets hurt, insurance refuses to pay, or a claim reaches their personal assets.
Your rental agreement gets cut back. Terms you’ve relied on may no longer apply to Airbnb bookings. Hosts who don’t update risk relying on protection they no longer have.
A guest gets injured
Safety failures are the #1 source of short-term rental lawsuits. One injury can mean massive liability, and if your entity is set up wrong, it reaches your personal assets.
Your insurance claim is denied
A standard homeowner policy isn’t built for short-term rentals. Owners find out at claim time, when it’s too late.
Your LLC doesn’t actually shield you
Hosting in your personal name or a bad LLC setup lets a court reach straight past your entity to you.
The rules change overnight
Cities are rewriting short-term rental ordinances and permit caps fast. The wrong lease terms, or none at all, leave you exposed.
Built for hosts at every stage
If you rent out a property short-term, this training is for you.
The Airbnb change, and the 3 pillars that protect you now
In 45 focused minutes, we’ll walk through what’s changing and where your protection needs to come from instead, in plain English, not legalese.
The Airbnb rental agreement change. What’s changing November 20, what you can still require, and how to update your agreements.
Your entity. Why hosting in your personal name or a bad LLC setup puts everything at risk.
Your insurance. Why you need a true short-term rental policy plus umbrella coverage, not a homeowner policy.
Your safety setup. CO detectors, egress, decks and railings, and the records that protect you.
Plus, rapid fire: the other legal mistakes hosts make, including service animals and ADA, zoning, vendor and co-host agreements, AI-drafted contracts, direct booking compliance, partnerships, and trademarks.

Katie Johnson
STR Attorney
I have 15 years of hands-on experience in compliance, investigations, and enforcement. I also work directly with short-term rental hosts every day as an investor and attorney, which means I regularly see the real problems they face, including the mistakes that protect them and the ones that lead to financial trouble.
As an STR attorney deeply involved in these cases every day, I help operators navigate these risks before they become expensive problems. Knowing how to stay ahead legally isn’t optional. It’s what keeps your investment safe.
What short-term rental owners say about working with Katie
“Hands down the best real estate attorney. Katie helped us with contracts for co-hosting, rental agreements, and is full of knowledge. 10/10 recommend.”
“Working with Katie has been such a life saver. She is incredibly thorough and has been able to help us navigate all of the sticky real estate situations we come across. I had quite the regulation and partnership mess when I first connected with Katie and have been continually impressed with the way she approaches every situation we present her with. She’s more than paid for herself with the outcomes she’s achieved for us, inclusive of a few occasions where it was in our best interest to hire a local attorney vs her. She’s honest, quick, and looking out for your best interest. I cannot recommend her enough!”
“We purchased some template contracts for our glamping business from Katie and received a 30-minute call with Katie. Katie is very friendly, knowledgeable and made the most of our time to ensure we received the information we needed and answered all our questions with honesty. We will definitely use her again in the future if needed!”

Good to know
Is this really free?
Yes, the training is completely free. It’s the walkthrough I wish every host got on day one.
Will there be a replay?
No, this is a live-only training and won’t be recorded. To get the full value and ask your questions in the live Q&A, plan to attend in real time. Reserve your spot and block off the time now.
I already have an LLC. Do I still need this?
Almost certainly, yes. An LLC on paper is not the same as an LLC that actually protects you. Missing operating agreements, the wrong setup, and mixing personal and business activity can let a court reach right past it. This training shows you how to tell whether yours would hold up, and what else you need alongside it.
Is this legal advice?
It’s legal education, not legal advice, and attending doesn’t create an attorney-client relationship. You’ll leave knowing what to check and where the common traps are.
I’m just getting started with one rental. Is this for me?
Absolutely. The earlier you set things up correctly, the cheaper and easier it is. This is built for hosts at any stage.
